Hi Todd, As you know, the M23s are as rare as hen's teeth. (19 made) Most of us M-boaters would agree that restoring a tired example is worth the time and effort . Sean Mulligan's M23 had been moored in warm Florida waters for an extended period of time. He had to repair a swollen centerboard trunk and replace the ballast. This is no small undertaking. He did have all of this info documented, but, due to some internet issue, it is no longer view able. If you do decide to purchase this M23, take a real close look at the bottom and trunk.
