Warehousing: Old warehouse should be saved, not razed

The old railroad warehouse at the intermodal hub in Salt Lake City has seen
better days. And if city and Utah Transit Authority officials keep their
eyes on the prize - a centerpiece for transit-oriented redevelopment - it
will see them again.
Envision a thriving, indoor/open-air public market and bicycle rental
station in the abandoned railroad building. A base for locally owned small
09-06-2006-09businesses, and cottage industries where home-grown artists
and artisans can peddle their wares. A vibrant, colorful commercial
keystone that would help transform a former red-light district into a
shining new beacon for downtown redevelopment and community revitalization.
The beauty is that the historic warehouse at 600 West and 200 South
doesn't have to become a destination. It already is. TRAX, FrontRunner,
Amtrak, Greyhound and UTA buses converge at the adjacent transit hub,
supplying a steady stream of potential patrons.
But UTA, which owns the 7.4-acre site that includes the 17,000-square-
foot warehouse and Salt Lake Central Station, has designs on a new retail-
oriented building and a three-story parking garage, a tired, uninspired
redevelopment formula. The agency's recent acquisition of demolition
permits to tear the old warehouse down alarmed historic preservationists
and redevelopment experts, who look past the rust and missing windows to
see the glittering possibilities.
Costs are a concern. UTA estimates it could cost up to $6 million to
preserve the warehouse and render it usable. And the agency's initial
request for proposals to renovate the warehouse drew no bids from
developers earlier this year, prompting UTA to consider razing the building
and giving developers a clean slate.
For the moment, the century-old warehouse is safe. UTA has agreed to
work with the city, delay the demolition, and consider mandating the
warehouse renovation when it requests proposals to redevelop the west-side
parcel this summer. Mayor Ralph Becker has budgeted $500,000 for a grant to
encourage saving the building, and city redevelopment agency money could
sweeten the deal
But cost should not be the only factor in deciding the fate of the
building. Preservation and revitalization are the bottom line. So much of
this city's history has already been lost to bulldozers. The old warehouse
can, and should, be saved.

The Willard Butt House- Pioneer house for sale in Bluff, UT

This beautiful Victorian home was built in 1897 by one of the original
??Hole-in-the-Rock?? pioneer families and is listed on the National
Register of Historic Places. It is the only wooden pioneer house in Bluff,
Utah as Willard Butt, the first sheriff of San Juan County, established a
sawmill located at the foot of the Blue Mountains between Verdure and
Monticello in 1891. The house retains the original footprint, with the
addition of the bay in the living room.

The house is located on a ?? acre lot on the southwest corner of
Mulberry and 6th Street East, in the heart of the historic district of the
picturesque town of Bluff, Utah located along the San Juan River. The well
landscaped lot is irrigated from the original Bluff Culinary Well. The
water rights to this artesian well shared by several historic homes convey
with the property.

The house has 2, 231 sq. ft. of living area. There is an extra large
master bedroom with fireplace, a guest room with a functional turn-of-the-
century wood burning stove, a third bedroom, two baths with claw-foot tubs,
living room with a fireplace, dining room with another historic wood
burning stove, a library (or office), and a kitchen with pantry. A high-
efficiency gas furnace provides modern heating and an evaporative cooler
pleasant summer cooling. There is an on-demand propane water
heater that provides unlimited hot water.

Substantial renovations to the house include a new foundation, massive
restructured Rumford style chimneys, new electrical wiring and plumbing.
Beautiful ?? inch maple hardwood flooring salvaged from a 19th century
school gymnasium and Victorian style trim add an unusual grace and charm to
the interior as the wrap-around Victorian porch with gingerbread trim does
to the exterior. The renovations are not complete, but nearly so.
